When planning to build a new office for your business, you might be thinking more about construction than location. But as with residential real estate, location is significant. A nice building and a well-decorated interior help to attract clients, but location can make or break a connection. Here are some things to consider about your next building site.
Safety and Security
Look for commercial real estate in a part of town that has a low crime rate and is safe for drivers and pedestrians. If parking will be located down the street or around the block, browse lots for sale that are not part of a major construction project, if possible, to reduce the risk of potential injury to vehicles or people moving through the area.
Traffic Congestion
Give some thought to traffic patterns near the building site. Heavy traffic, especially in the business district during rush hour, can be off-putting to clients searching for your new location. Try to find a building site on a quieter side street away from the traffic hub.
Parking
If your new building will not include a parking deck or lot, look for nearby non-private parking facilities that your employees and customers can use. When the building is ready, prepare a map that lists parking options that can be posted on your company’s website or included with an introductory letter to clients. They will appreciate your advance notice so they don’t have to keep driving around the block to find an open parking area with available spaces.
Highway Access
It also helps to be located near a major highway or interstate route for easier access of clients who are coming from another area. Being able to avoid city traffic as much as possible and reaching the highway quickly could be a selling point to attract clients. Your business will be more reachable from several points when located near an interstate artery.
Community Vibe
Depending on your business type, you may want to locate your next building in a community with similar companies. Clients often like the idea of doing several errands in the same area to reduce driving time. Look for a sweet spot of interesting shops and businesses without building in the midst of a crowded metropolis.
Erecting your new office building offers many exciting opportunities and challenges. Give some thought to location from your customers’ perspective to encourage them to conveniently visit as often as needed to do business.
