Commercial boilers are needed to run most businesses but remain hidden in their buildings. The average one lasts for 10 to 20 years, even with daily usage. In a commercial setting, it’s essential to have the boiler maintained at least once a year. When you suspect any problem, have the boiler evaluated immediately. There are four important factors to look for during a maintenance checkup.
Check for Leaks
Someone may have complained about water stains on the wall or ceiling. In another building, someone may complain about smelling gas. Check your boiler for leaks of water, gas, or fuel. If you find one, turn off the water supply to prevent it from growing and spreading. Contact a plumber to provide further assistance. A professional will determine the cause of the leak, which could be a cracked or poorly installed pipe.
Check the Temperature and Pressure
The water pressure drops the more that the temperature rises at 200°F or higher. A temperature that is too high with a pressure that is too low could cause an explosion. Check if your boiler is at an acceptable temperature and pressure level.
If an overheated boiler must be turned off, the hot water in your building becomes temporarily unavailable, which is a great inconvenience to your customers and employees. A burner service provides a temporary backup source of water heating.
Check for Noises
During the day or night, your boiler could emit loud, clanging noises that can be heard in different parts of the building. During a monthly checkup, you may hear gurgling or slushing noises. Different causes for the noises include overheated water, a buildup of air or sediment or dangerously low water pressure that may lead to an explosion.
Check for Debris
Look for a buildup of debris that has collected around your boiler. It could be ice, soot, rust, or other particles that are interfering with its function. Additionally, check for debris inside of the boiler. One problem is the buildup of boiler sludge that is a gradual accumulation of oil or mineral deposits from the water.
A boiler can easily malfunction, emitting all kinds of strange odors, leaks, or noises. In the worst cases, it stops working altogether or even explodes, causing severe property damages and endangering the health of everyone in the building. For legal and safety purposes, do not wait until the problem worsens once you notice it, and inspect your commercial boiler right away.
